Axis is a mixed-use, two-building development situated near the historic Herald Examiner building in Los Angeles. Thanks to a well-established relationship with the Hearst family, Forest City was first in line to purchase the site when they were ready to sell after the economic downturn in 2008. Having secured the land for a reasonable rate, Forest City was then able to allocate more funds toward the development of Axis itself—shaping it slowly over time, and creating something that would stand out in the city.
Prior to 2008, another developer was designing the site for a high-rise building of epic proportions. After entering the purview of Forest City, Axis was completely rethought to reduce its height and density within downtown. Now, these buildings on 11th and 12th streets are home to nearly 400 apartment units and 16,000 square feet of street-level retail between them.
Architects AC Martin and Associates and the Harley Ellis Devereaux firm designed the buildings to be distinct from one another, yet united in overall tone—both geometric and visually dynamic. Sustainability remained an essential component during the building process, and Axis on 12th achieved LEED Silver Certification. The Axis project was completed in 2018 and remains an integral part of Los Angeles’ South Park district.
